Tishman Speyer dropped $100.2 million for a fully leased warehouse complex in Pompano Beach, marking its first investment in Florida’s industrial market.

New York-based Tishman Speyer bought the 35-acre Rock Lake Business Center 3150-3250 Northwest 33rd Street from Atlanta-based IDI Logistics, according to records and real estate database Vizzda.

IDI Logistics, led by CEO Mark Saturno, completed Rock Park Lake Business Center in 2020, records show.

The 256,000-square-foot property consists of a pair of warehouses and a development site that can be built out with two buildings spanning 243,000 square feet, according to a Tishman Speyer news release.

Tenants include the U.S. Postal Service, which leased 136,000 square feet in February, according to Traded.

Tishman Speyer has invested in, developed and managed real estate valued at $128 billion since it was founded in 1978 by Jerry Speyer and the late Robert Tishman, the release says. This portfolio consists of 225 million square feet across 556 properties. Rob Speyer is CEO of Tishman Speyer.

In 2021, Tishman Speyer launched its industrial investment arm with the purchase of a pair of distribution centers in Colorado and Pennsylvania.

South Florida’s industrial market has remained resilient to headwinds such as elevated interest rates and skyrocketing insurance that are plaguing other asset classes. Warehouses, distribution centers and manufacturing facilities are partly buoyed by e-commerce growth, which exploded during the pandemic.

The market did experience an inkling of a slowdown in the first quarter, when vacancies across South Florida inched up. In Broward County, the vacancy rate hit 3.8 percent, up from 2.7 percent, year-over-year, according to a CBRE report.

Industrial investment sales have remained steady this year. In May, Dallas-based Invesco Real Estate dropped $23.8 million for a pair of warehouses spanning 105,000 square feet at 1280-1300 Northwest 22nd Street and 2151 Blount Road in Pompano Beach.

That came on the heels of Blackstone’s Link Logistics paying $20.7 million for a manufacturing and distribution facility at 3141 Southwest 10th Street, also in Pompano Beach. Link Logistics also dropped $28.6 million for a Whole Foods distribution center at 2700 Northwest Street last year.

Blackstone (BX) and Invesco Real Estate (IVZ) bought three warehouses, all in Pompano Beach, Fla., in separate transactions that totaled $44.6 million — nearly double the sales price recorded since the last time the sites traded hands.

In the largest deal, Invesco Real Estate paid $23.9 million for two warehouses that together span 94,106 square feet.

Located between 1280 and 1300 NW 22nd Street, the bigger building, which stretches 68,806 square feet, features 22-foot clearance height, rear loading, 11 dock-high doors, two drive-in doors, and 110 car parking spaces.

The smaller, 25,300-square-foot building at 2151 Blount Road, houses 18.5-foot clearance height, rear loading, six dock-high doors, one drive-in door, and 33 car parking spaces.

Back in 2016, the Los Angeles-based seller, Ares Management, purchased the portfolio for nearly $9 million, according to property records. The properties are now fully leased, according to CBRE, whose Jose Lobón, Frank Fallon, Trey Barry, and Royce Rose represented Ares.

Five miles south at 3141 SW 10th Street, Blackstone affiliate Link Logistics bought a 93,873-square-foot manufacturing and distribution facility for $20.7 million. Bennett Auto Supply commissioned the property in 2001 and sold it to Elion Partners for $11.7 million in 2020, according to property records. Today, The Shade Store uses the space to manufacture and distribute window treatments as well as house its logistics department.

Cushman & Wakefield’s Dominic Montazemi, Mike Davis, Greg Miller, Rick Brugge and Rick Colon represented the seller in the recent transaction.

The appreciation of the three properties reflects the tightening of South Florida’s industrial market since the pandemic, which boosted online shopping sales and the region’s population. In the last quarter, Broward County boasted a vacancy rate of 3.5 percent for industrial properties, according to research by CBRE.

The 150,000-square-foot factory, which cost about $50 million to build, has the capacity to build four homes daily while allowing for better quality construction, resolving the need for more resilient housing. It will provide over 250 jobs across factory operations, supply chain and logistics, and onsite assembly.

The factory produces light-gauge steel roof systems and monolithic low-carbon concrete, reinforced steel dual-layer wall panels with built-in insulation that can resist 175 mph wind loads and deliver a lifecycle of 100+ years.

The quality of these homes, combined with their proprietary energy efficiency, means Onx homeowners have 50%- 60% lower lifetime ownership costs, including savings on maintenance and insurance. Meanwhile, Onx is playing its part in addressing the shortage of housing inventory—a national shortfall of up to five million homes—by using X+ Construction to accelerate the building process to build a new home in just 30 days.
